Our letprotect policy is divided into two main sections, one for buildings, one for contents and there are then optional sections of cover you can purchase in addition. You must have bought either one (or both) of the main sections of cover to be able to buy any of the optional add-ons.
So what are the main points that each covers?
Buildings insurance:
Covers the physical structure of the property, the interior decorations, fixtures and fittings as well as garages, domestic outbuildings, drives, patios, gates, fences, walls, swimming pools and tennis courts within the property boundary
Protects the property against losses from fire, lightning, storm or flood (apart from fences and gates), escape of water and oil, vandalism, malicious damage and subsidence
Loss of rent and alternative accommodation is covered up to £15,000 if the property is so badly damaged by an insured event that your tenant can’t reasonably be expected to live in it
Cover up to £5,000 if the emergency services have to break-into your property in an emergency
Contents insurance:
Covers, on a new-for-old basis, your goods in the property such as furniture, furnishings, carpets, curtains and other personal property inside the home
Protects your possessions against losses arising from theft, fire, lightning, smoke damage, flood, storm and escape of water and oil, vandalism, malicious damage and subsidence
Loss of rent is covered up to £15,000 if the property is so badly damaged by an insured event that your tenant can’t reasonably be expected to live in it
Covers your goods from the rental property while you are moving them to a new rental property – even in professional storage
OPTIONAL ADDITIONAL SECTIONS OF COVER
£75,000 Legal Expenses Cover – to help you pursue property or contractual disputes with your tenant. It also pays you up to £100 per day if you have to attend court as part of those proceedings
Rent Recovery (can only be purchased in conjunction with the Legal Expenses Cover) – our rent recovery policy will ensure that you receive the rent due to you should your tenant continually default on payments. The minimum amount owing to you must exceed £1,000
Property Emergency Service - Up to £500 cover for emergency call outs to repair things like burst pipes, central heating breakdown which could, if not repaired quickly, mean that your tenant finds living in your rental property difficult and could give rise to dispute and potentially refusal to pay the rent due
